The building is pre-divided into two separate living entities, allowing generous living space either for two separate families or one big family with two generation sharing the benefits of strong family connections and the distinct need of privacy. The structural entity of both houses allows after market evolvement of communication passages at every floor. The potential buyer would have a lot of possibilities: live in half house and rent out the other, rent out both, halve one side for his family and the other side for parents.

System construction:

  • Continuous concrete foundations, brick masonry, reinforced concrete floors (exp. 2nd floor), reinforced concrete beams and ring-beams.
  • 20kg/m³ density polystyrene used for thermal insulation (70mm to 100 mm thickness).
  • To meet the effects of specific region long exposure to high atmospheric humidity and the significant low/high thermal spectrum associated with seasonal temperature, window joinery was made out of Deceunink (Belgium) U-PVC mass colored wood grain structure frames fitted with double glazed windows. Handcrafted solid oak woodwork was used at all entrance and partition doors.

  • Plumbing and heating:
    • Domestic water – the main routes are made out of multilayer tube RBM (Italy) with RBM brass fittings. Drinking water is provided by city drinking water network.
    • Hot water and heating are provided by a 35KW high efficient gas condensing boiler by Saunier-Duval with 150L hot water tank. All heat panel radiators provided by prestigious companies such as  Rettig ICC (Finland) and Vogel u. Noot (Austria); subsequently under floor heating are fitted with co-extruded oxygen diffusion barrier pipes produced by RBM (Italy).
    • Residual water is discharged through polypropylene tubing in a large concrete septic tank (~ 35m³ volume) provided with oil/fat separator and gravity drainage of wastewater.
    • An automatic garden watering system Hunter (USA) ensures easy maintenance of turf in the warmer months
  • Household electricity is supplied by triple phase electric power with both 220 Volts and 380 Volts AC means root square voltage available. In-house distribution of electrical power is provided by copper cable section of 2.5mm² and 1.5mm ² for light source equipment respectively and 4 mm ² for plugs and grounding, with end point low voltage electric equipment ABB (UK) for circuit breakers and GEWISS (Italy) for plugs and switches,
    • 137 different light sources are fitted for indoor use.
    • A 220 Volts 1.5kW single phase manual start AC power generator is running household basic systems in the unlikely event of main power shortage.
    • The whole house is wired for internet & computer network using high speed UTP cable.
    • Telephone line wiring is fitted in living rooms, bedrooms, main bathroom and restroom adding convenience to any aftermarket fitting of telephone exchange
    • TV signal distribution is via coaxial cable with 75 Ώ electrolytic copper double coverage screen and TV signal splitter provided Kathrein (Germany). Each of the 3 bathrooms and the kitchen are equipped with an LCD TV set that allows convenient watching of local TV cable network broadcast.
    • A Texecom (UK) alarm system is fitted with specific Crow (Israel) sensors.
    • CCTV video monitoring system is connected to security officer lodge.

  • Air conditioning is served by General Electric and Electrolux (Frigidaire) equipment having reversed function fitted (cold / hot). Each floor is served by flow of cool air as follows (in British Thermal Units – BTU): ground floor  – 30000BTU, 1st floor – 18000BTU, 2nd Floor – 21000BTU
  • Hydrotherapy equipment provided by Kohler
  • Electric sauna stove manufactured by Lagerholn Finnsauna (Finland).
  • The kitchen is fitted with cooking hob and oven supplied by Franke (Italy), hood made by Wirlpool (Italy), Zanussi dishwasher (Electrolux, Italy), side by side refrigerator with water and ice dispenser, as well as an integrated LCD TV screen.
  • Interior finishing:An exquisite choice of quality materials were employed, occasional lack of local suppliers imposing subsequent import from source. Yellow travertine comes from Italy and Turkey, terracotta from Italy, white limestone from Turkey, doors ornamental ironwork hardware from France, triple-layer wood floors from Canada (Kentwood-floors) and Portugal (Grupo IG) and all high end porcelain sanitary appliances originate from Italy (Ideal Standard, Ceramica Dolomite).
  • Square footage:
    • Plot of land: 650 m sq for each property. The shore-land sanitation zone near the lake (which normally stands itself for the free usage of property owners) adds ~ 300 square meters along properties lake-line.
    • Gross building area : ~360 m sq for each property
    • Net building area : ~ 320 m sq for each property
